Membership never changes a building's score, record or public visibility. Individual building lookups stay free. See something wrong? Request a free correction.

    Questions owners ask

Who can see I'm a member?

Brix does not display your monitoring membership on public building or portfolio pages. Monitoring is private to your account and the people you give access to your briefings. Paying never changes a building's score, record or visibility.

A record looks wrong, what do I do?

Request a correction and include the address, what looks wrong and any supporting reference or link. Corrections are free, whether or not you subscribe. A request is reviewed; it does not change the city's record by itself.

    What is Brix?

Brix is an NYC building intelligence platform built on public city records. Anyone can look up any building's violations, complaints, court cases and ownership for free. Owners and property managers use Brix to monitor their whole portfolio, with a weekly briefing of what changed, which filings are due or overdue, and which problems keep coming back. Brix is not property management software, and membership never changes a building's public record or score.

What are the deadlines to certify an HPD Class C violation?

Class C violations are immediately hazardous. Use the correction and certify-by dates on the city's notice for the specific condition. Brix shows HPD's own certify-by dates and cites the city rule for each required filing. The record does not confirm that a repair has been completed, and monitoring is not penalty protection.

What happens if a building's annual HPD registration lapses?

Residential buildings with three or more apartments, and one- or two-family homes where the owner doesn't live, must register with HPD every year. If the registration lapses, the owner can't bring a nonpayment case in housing court until it's renewed. An active registration is required before a petition can be filed.

How do open DOB violations affect a refinancing or sale?

Open Department of Buildings violations, such as missed boiler inspections, elevator filings or facade inspection delays, stay attached to the property until they're resolved. Not all of them carry daily fines, but lenders and title companies flag them during due diligence. A refinancing can stall and buyers can ask for money held back in escrow until the violations are dismissed.

What do I get that the free lookup doesn't show?

The free lookup shows what is true about one building today. Monitoring keeps track of what changes across all your buildings: a weekly list of new violations, certified repairs, complaints and Housing Court cases; certify-by dates and filing deadlines; recurring problems; the open-violation backlog; a portfolio view; and PDF and CSV reports.

    Can I monitor buildings I don't own?

Yes. Anyone can monitor any NYC building, for example a manager, lender, broker or buyer. Features that act on the owner's behalf, such as claiming a building or responding to its record as the owner, need ownership verification first.

    How do I cancel?

Cancel any time online in your workspace. If you cancel during the free month, you pay nothing. We email you a reminder before the first charge.
