Where the data comes from.
Everything in a Brix report is read straight from NYC agency records. Nothing is estimated except the score, which is Brix's own analysis — and every number shows the date it was last checked.
- HPD — Housing Preservation & Development
- Violations, complaints, registration records and building details. Synced weekly.
- DOB — Department of Buildings
- Violations, permits, boiler records and Certificates of Occupancy. Synced weekly.
- 311
- Complaints New Yorkers file — heat, leaks, pests, noise — with what inspectors found.
- Housing Court
- Cases filed against owners and buildings.
- ACRIS + DOF
- Deeds, mortgages and property records — how we trace who owns a building.
- ECB
- Hearing outcomes behind DOB violations and fines.
- DHCR
- Rent stabilization registrations.
Most syncs run weekly, and every report stamps the date its records were checked through — so you can tell how current each piece is. We never fill a gap with a guess: if the city hasn't published a record, the report says so.
One thing isn't from the city: the score. That's Brix's analysis of the record — how it's built.
See something wrong? Report it — corrections are free, and disputed records stay labeled while we check with the source.
