What buyers don't find out until it's too late

The costs and disruptions nobody told you about

Your attorney reviewed the financials. Your inspector walked the unit. Neither of them pulled the city records.

The renovation that wasn't what they said

The broker called it "gut renovated." DOB permits tell a different story: a 2018 cosmetic refresh — new cabinet faces and countertops, no plumbing, no electrical. The kitchen infrastructure is original 1987. The buyer found out when the dishwasher flooded the unit below six months after closing. Old supply line, never replaced.

Permit history shows what was actually done

Brix pulls every DOB permit filed for the building and unit — dates, scope, and whether they were properly closed out

    The assessment nobody budgeted for

Closed in October. In January, the board announced a $52,000 special assessment per unit for facade repairs. The building had been on the city's FISP required inspection list for two years. It was in the public record before they signed.

    FISP facade status tracked

Brix shows whether the building has outstanding facade inspection requirements that could trigger a costly assessment

    The neighbor's gut renovation

Closed on a quiet floor-through in March. In April, the unit above filed a full gut renovation permit — new plumbing, structural work, six months minimum. It was already filed with the DOB when they were doing due diligence. Nobody pulled the permit search.

    Active neighbor permits visible

Brix shows active DOB permits filed for other units in the building — including gut renovations that could disrupt your life after closing

You're not just buying an apartment. You're buying into a building, a board, and a maintenance history.

Brix shows you all three, before you close.
