198 Nassau Avenue, Brooklyn

Family-owned Greenpoint walk-up on an active park corridor with noticeable neighborhood food-venting and air-quality filings.

A six-unit Greenpoint walk-up held in the Tokarski family line since 1971, with Teresa Tokarska listed as head officer and a trust deed filing from 2005. The building sits on Nassau Avenue near McCarren Park, where neighborhood air quality and park spillover dominate local reports. Three things to know:

Neighborhood food-venting and air-quality reports show up regularly nearby. Within three blocks of the building, 15 food establishment complaints and 8 indoor air quality reports were logged over the last 12 months. Kitchen exhaust, cooking odors, and riser-bleed issues are impossible to spot during a quick walk-through, making line and floor position critical.

Street activity is driven by park spillover and curb turnover. 276 animal-in-a-park calls were logged within three blocks over the last 12 months, mostly off-leash dog reports from parkgoers. Another 89 calls in the same radius logged illegal parking, led by 52 blocked-hydrant reports along commercial curbs.

Direct complaints against the building itself are essentially nonexistent. Three graffiti reports and one missed paper-recycling pickup are the only building-scoped calls on file in recent years. The property carries no open housing-code violations, operating all six units without formal dispute paperwork.

Quieter signals on this building and the blocks around it:

• 115 outdoor facility and park maintenance reports within three blocks over the last 12 months
• 61 residential noise calls logged across the three-block radius over the trailing year
• 28 unsanitary condition reports filed within three blocks over the past year
